Cemanco’s History

Cemanco Properties Limited was established in 1990 to encompass family-owned commercial real estate and to form a property management company.

Cemanco Properties Management was established in 2016 to separate the management of properties from the assets held by Cemanco Properties Limited.

 

Cemanco Properties Management has the experience, knowledge and competence to provide management services for your property. With a strong focus on personal, hands-on attention they believe in keeping properties well maintained and residents satisfied.

Operational

Undertake the duties of a property manager
Seek tenders, negotiate and supervise all contracts
Attend board meetings plus annual general meetings
Communicate and meet with owners/presidents on a timely basis
Respond to resident requests and complaints in a cordial and professional manner
Work closely with on-site personnel

Financial

Collection and deposit of all forms of revenue
Collection of arrears
Payment of all invoices
Preparation of financial statements, generated through a current and updated accounting system
Monitor reserve funds and the reserve fund study
Develop annual budget based on past financial records and board input
Advise on the investment of funds held in the reserve and contingency funds
Produce year-end audited financial statements

Administrative

Prepare agendas, notices etc. for meetings as directed
Distribute and prepare minutes of meetings
Report to the board/owner as required. Reports include but are not limited to:

Maintenance problems
Capital projects
Budget review
Major occurrences
Financial statements

Other

Such matters that may arise or requested by the owner that would normally be the responsibility of a property manager.

Transitioning

The property management team ensures that the transition takes place with no disruptions for the owner/residents.

 

Eric Caines

Eric has taken care of the family owned commercial real estate holdings since 1990, including a 17,000 square foot professional building and a 13,000 square foot bank building. He manages the day-to-day operation of the office including payment of invoices for the buildings we manage and attending to any operating problems that arise. He is available to our client 24 hours a day.

Eric has full responsibility for all our buildings and plays a major role in the management of our clients’ condominiums.  An active community member with a strong focus on community development and improvement.

 

Cecil Caines

Cecil is well versed in the syndication of real estate and the various investments that are available in the financial marketplace. Between 1978 and 2002 he developed his commercial real estate holdings and along with managing many large-scale developments including Halifax Professional Center and Summer Gardens has been involved with the construction and management of condominiums for over 25 years.
